Pointe Vista is a transformative development on the shores of Lake Texoma that will bring world-class amenities, job opportunities and economic growth to Marshall County. To make this vision a reality, Marshall County is considering establishing a Tax Increment Financing (TIF) district.

A TIF is a tool that helps fund critical infrastructure such as roads, utilities and public spaces by reinvesting new tax revenue from the development itself. A TIF does NOT raise taxes on residents. Instead, it allows Marshall County to unlock investment and create long-term benefits for the entire community by utilizing new revenue from development projects.

The Pointe Vista TIF District will provide the necessary funding for:

What is a TIF district?

In Marshall County, the process involves feasibility studies, public hearings and a recommendation by a TIF Review Committee of local leaders. It must then be approved by a majority of the county commissioners. Once established, the TIF district can begin reinvesting new tax revenue into infrastructure improvements and must meet milestones to unlock funding, as established by the TIF Review Committee and county commissioners.

TIF funds will support roads, utilities and public infrastructure to accommodate growth and support the Pointe Vista project. Additionally, over $287 million of the revenue will go directly to county services, including an estimated $140 million for public schools.

Pointe Vista is expected to bring in roughly $200 million in new economic activity annually, boosting local businesses by increasing tourism and demand for retail, dining and services.
